Resident Manager | Time Equities | New York, NY

We are looking for a Resident Manager for an ultra-luxury, 185-unit, residential 185 condo in lower Manhattan. This position reports directly to the Director of Condo Operations. The position is unionized with 32BJ. Total compensation is commiserate with experience and performance. The position includes residence in a 2 bedroom apartment. Job responsibilities include but are not limited to:

Staff

  • Oversee a staff of 18, ensuring all employees perform their duties appropriately, efficiently and professionally
  • Ensure that all staff follows safety and security procedures
  • Prepare and maintain staff schedule including scheduling vacations and days off, ensure all shifts are covered at all times
  • Provide ongoing training of all building staff
  • Maintain written job descriptions for all employees
  • Update Management team on a daily basis

Residents

  • Manage all resident concerns
  • Enforce all building rules and policies
  • Update Management team on a daily basis

Building Systems / Back of House

  • Monitor all building systems with a team of 2 handymen
  • Coordinate repairs and maintenance work
  • See that the entire building is clean at all times including common and “back of house” areas
  • Prepare a preventative maintenance program on all building and apartment equipment and ensure programs are followed, keep logs and check lists
  • Ensure ongoing compliance with all governmental requirements
  • Track supplies and order as needed

Financials

  • Work with management to prepare the annual budgets
  • Manage expenditures based on the approved budget

General

  • Ensure that emergency procedures are in place
  • Respond promptly to all emergencies
  • Maintain well organized files on all matters relating to operation of the property; e.g. payroll records, preventive maintenance reports, roof-to-basement inspection reports, work orders, employee actions/communications, etc.

QUALIFICATIONS, SKILLS AND EXPERIENCE:

Required – 10+ years building staff experience

Preferred – 5+ years of Resident Management experience

Strong computer skills including MS Office, strong communication and writing skills, FDNY Licenses – F01, S11, S14, and S95, team leadership skills
