About the role
This is a high-impact leadership role responsible for directing all activities of the Appraisal division for ZHL. You will own the strategy for property valuations, ensuring they are fully compliant with federal and state laws, as well as internal risk appetites. You will lead a team of Appraisal Review Specialists and manage our external vendor network (AMCs) to align their performance with ZHL’s high standards for quality and speed.
Reporting into a Sr. Manager of Appraisals, you will act as the leader of the appraisal specialist team. You will help set up and improve the way we handle appraisals, make sure the quality checks are followed, and use information to keep the appraisal process running smoothly. This role is a chance to help grow a key area that combines real estate info, following the rules, and making sure closings go easily.
You Will Get To:
Manage end-to-end appraisal workflows, from initial order and tracking through final review and dispute resolution (ROVs), ensuring all conditions are cleared in alignment with investor requirements.
Manage external vendor relationships, including the recruitment and performance monitoring of Appraisal Management Companies (AMCs) and independent appraiser panels to ensure nationwide coverage and service level agreement (SLA) adherence.
Ensure strict compliance with Appraiser Independence Requirements (AIR), USPAP, FIRREA, and secondary market policies, identifying and mitigating valuation risks for the institution.
Optimize appraisal technology and SOPs, streamlining the integration between Appraisal Management Software and our LOS to reduce manual effort and improve the customer experience.
Conduct high-level quality reviews on complex or high-value appraisal reports to ensure accuracy, credibility, and adherence to internal and regulatory standards.
Partner cross-functionally with Underwriting, Credit Risk, and Loan Production to serve as a problem-solver for valuation issues and provide updates on market trends.
Use data and reporting to monitor departmental activity, including volume metrics, exception rates, and valuation trends, presenting findings to senior leadership and regulatory examiners.
Who you are
Experienced Valuation Leader with 4+ years of experience in real estate appraisal or financial analysis, including significant experience managing teams in a high-volume mortgage environment.
Compliance Expert with advanced knowledge of USPAP, AIR, and federal/state regulations governing property valuations and the legal aspects of mortgage instruments.
Data-Driven Operator who uses performance metrics (e.g., cycle times, revision rates, and AMC performance scores) to diagnose bottlenecks and drive continuous improvement.
Strong People Manager who builds trust, mentors staff, and is comfortable leading through change in a fast-paced, growth-oriented environment.
Excellent Communicator capable of translating complex valuation data and regulatory requirements into clear recommendations for internal stakeholders and senior management.
Tech-Savvy Leader proficient in appraisal management software and LOS tools, with an interest in how automation can improve the appraisal lifecycle.
Passionate about Accuracy and Integrity, energized by the challenge of ensuring collateral value is assessed fairly and efficiently to support ZHL’s mission.
Preferred Qualifications
Licensing: Current Certified Residential or Certified General Appraiser license is strongly preferred.
Education: Bachelor’s degree in Business, Finance, Real Estate, or a related field.
Innovation Mindset: Experience working in a FinTech or high-growth environment where operational processes and technology are frequently iterated.
Risk Management: Deep understanding of secondary mortgage market policies and how they impact appraisal review standards.
