Job Details
We are seeking a dynamic and customer-obsessed professional to join our Real Estate Services team in Hyderabad. This role will be responsible for managing end-to-end real estate and facilities operations across South Asia, ensuring seamless service delivery of facilities operations, managing our real estate portfolio, strategic occupancy planning, managing facilities management projects and effective budget management including negotiation capabilities. The individual will act as the focal point for employees and leadership and driving operational excellence in a fast-paced environment. This role requires close coordination with our IFM partner and accountability for operational oversight. The person will work under Hybrid model with mandated 3 days a week presence in office. The role may require more than 3 days in the office and travel for short durations. The person will report to Senior Director, Real Estate Services – APAC and EMEA.
About the Role
In this role as a Manager – Real Estate Services, South Asia you will be responsible for
Facilities Operations
Lead end-to-end facilities operations in partnership with IFM partner.
Serve as the primary contact for employees and leadership on facilities matters.
Ensure smooth day-to-day operations and service delivery.
Manage budget for operations.
Work & collaborate with Resilience (Security and EHS) team to ensure workplace and employee safety.
Lease Portfolio Management
Oversee the lease portfolio across South Asia.
Manage lease transactions, negotiations, and renewals.
Collaborate with brokers and attorneys to conduct due diligence, legal and commercial reviews.
Occupancy Planning
Partner with the Occupancy Planning team to manage seat allocations.
Review utilization dashboards and adjust seating based on evolving headcount.
Optimize space usage to support business growth.
Maintenance, Design & Construction
Oversee facilities maintenance programs.
Manage design and construction projects, ensuring timely delivery and quality standards.
Financial Management
Manage operating and capital budgets effectively.
Be accountable for financial results and service delivery outcomes.
About You:
You’re a fit for the role of Manager – Real Estate Services, South Asia if you have:
8-12 years of experience in real estate and facilities operations, preferably in multinational environments.
Strong expertise in facilities operations and real estate management.
Proven ability in customer and relationship management.
Collaboration and communication skills to connect with larger teams and stakeholders.
Customer-obsessed mindset with a drive to go beyond boundaries in delivering solutions.
Thought leadership to challenge conventional approaches and drive innovation.
Ability to work at a fast pace while maintaining high-quality standards.
Financial acumen to managing operating and capital budgets
Bachelor’s degree in real estate, Facilities Management, Business Administration, or related field.
Experience managing outsourced IFM partners and multiple locations facilities portfolios.
Strong financial acumen with experience in operating and capital budget management.
