About the team
The Homeowners Insurance Review Specialist at Zillow Home Loans (ZHL) is a key member of a new India-based fulfillment team focused on loan quality and operational efficiency. This role is responsible for reviewing homeowners insurance policies across all ZHL mortgage products (including Conventional, FHA, VA, and jumbo where applicable) to ensure appropriate coverage, compliance with investor/insurer requirements, and protection of ZHL’s collateral.You will help ensure every loan has valid, adequate, and properly documented insurance coverage in place at closing, while partnering closely with our processing team and working tangential to underwriting. This team is being stood up to streamline our mortgage operation, reduce insurance-related defects, and support a faster, smoother borrower experience.

About the role
Insurance review & risk assessment
● Review homeowners insurance policies and related documents (binders, declarations pages, renewal notices, proof of payment) for all ZHL mortgage products.
● Validate that coverage meets applicable investor/insurer, agency, and ZHL internal standards, including:
○ Property coverage type (e.g., HO-3, HO-6, dwelling fire, master condo policies).
○ Coverage amounts relative to replacement cost / insurable value and loan requirements.
○ Deductibles (including wind/hail, hurricane, and special perils) within acceptable guidelines.
○ Proper mortgagee clause / loss payee naming Zillow Home Loans and its servicing entity.
○ Effective dates and evidence of no lapse in coverage through closing.
● For properties in designated risk areas, confirm appropriate flood and other required coverages (e.g., NFIP or acceptable private flood, additional wind/hurricane where needed).
● Identify and clearly document insurance deficiencies and required cures that may impact ZHL’s collateral position or investor eligibility.
● Recommend appropriate actions such as revised policies, endorsements, updated evidence of insurance, or escalations to mitigate insurance-related risk.
Quality, efficiency, and process discipline
● Apply a defect-prevention mindset, focusing on up-front clarity that minimizes insurance-related rework for processors, borrowers, and agents.
● Balance quality and speed, consistently meeting or exceeding turnaround and volume expectations without compromising risk standards.
● Use and help refine checklists, SOPs, and job aids that drive consistency in insurance review and related conditions across the team.
● Support adherence to agency/investor and insurer requirements related to homeowners, flood, and other applicable coverages for all loan types (not just conventional).
Cross-functional collaboration
● Partner closely with the processing team to:
○ Clarify insurance-related conditions and required cures.
○ Structure effective and borrower-friendly requests to insurance agents/companies.
○ Resolve open items quickly to keep loans on track for closing.
● Work tangentially with underwriting, aligning on acceptable insurance risk tolerances, exception scenarios, and escalation paths (e.g., unique property types, non-standard policies).
● Communicate clearly in English, providing concise, actionable notes and condition language that non‑insurance experts can easily understand.
Building a new capability
● Surface recurring defect patterns, coverage gaps, and carrier/agent issues to leadership to inform training, technology, and process improvements.
● Participate in calibration sessions, quality reviews, and knowledge-sharing to strengthen consistency across the team.
This role has been categorized as an Office position. “Office” employees regularly work at the Zillow India office for approximately 80 to 100 percent of their time each month. Employees must live within a reasonable commuting distance of the office. Zillow has not defined a reasonable distance, and expects employees will use judgment in determining this for themselves and understand the implications re: time commitment and cost of daily commute.In addition to a competitive base pay, employees in this role are eligible for incentive compensation subject to applicable laws and relevant Zillow policies. Required experience & skills
● 3+ years of recent experience reviewing U.S. homeowners insurance policies for a U.S. mortgage lender, servicer, insurer, or insurance/closing vendor, with direct responsibility for validating coverage for mortgage transactions.
● Strong working knowledge of:
○ Homeowners policy forms (e.g., HO-3, HO-6, DP forms) and master condo/HOA policies.
○ Coverage, deductibles, and endorsements required to protect the lender’s interest.
○ Flood insurance (NFIP and acceptable private flood), including coverage limits, deductibles, and compliance for special flood hazard areas.
○ Mortgage-specific insurance requirements across Conventional, FHA, VA, USDA, and/or jumbo/portfolio products.
● Demonstrated ability to identify insurance deficiencies and curative paths, and to translate those into clear, actionable conditions.
● Proven track record meeting production and quality metrics in a high-volume operations environment.
● Excellent written and verbal English communication skills, especially for documenting conditions and rationale clearly.

Nice to have
● Experience supporting FHA, VA, or other government loan products from an insurance/compliance perspective.
● Prior work in India-based operations supporting U.S. mortgage or insurance workflows.
● Familiarity with common LOS, servicing systems, and insurance tracking tools used by U.S. lenders/servicers.
How success is measured
● Quality: Low rate of insurance-related pre-fund and post-close defects, investor/insurer findings, and curative rework.
● Efficiency: Consistently meeting or exceeding turn-time and volume targets for insurance review and condition placement.
● Consistency: Strong alignment with underwriting, collateral, and investor standards across reviewers and files.
● Collaboration: Positive feedback from processing, underwriting, and insurance partners on clarity, responsiveness, and partnership.
