As part of Zillow Home Loans (ZHL), you’ll join a team focused on delivering a seamless, accurate, and compliant closing experience for customers as they move through the final stages of the mortgage process. ZHL plays an important role in Zillow’s mission to make it easier to move by simplifying how customers buy and finance their homes. Our Closing team partners closely with Loan Originators, Processing, Underwriting, Title, and Compliance to ensure loans are ready to fund on time and with the highest level of quality. This role will be part of our growing Bangalore office and will help build strong operational support for ZHL’s U.S. mortgage business.

About the role

As a Mortgage Loan Closer, you will be responsible for preparing, reviewing, and finalizing closing packages to ensure loans are accurate, complete, and compliant prior to funding. You’ll work within the Loan Origination System to validate loan terms, review closing documentation, confirm regulatory requirements are met, and coordinate with internal and external partners to support a successful close.

This role is ideal for someone who thrives in a fast-paced, detail-oriented environment and understands how critical closing accuracy is to the customer experience, compliance standards, and loan salability. You will play a key role in helping Zillow Home Loans deliver on-time closings while maintaining strong quality and control standards.

You Will Get To

• Prepare closing documents in the Loan Origination System and ensure all required documentation is complete, accurate, and ready for closing.

• Verify the accuracy of the final Closing Disclosure and confirm compliance with applicable federal, state, and investor requirements.

• Ensure Encompass records are current, complete, and accurately reflect final loan terms and conditions.

• Review and use compliance system reports to validate that loan data and closing documentation meet required standards.

• Prepare closing worksheets and confirm all key figures, fees, and loan terms are aligned across documents.

• Partner with Underwriters, Loan Originators, Title companies, and other stakeholders to resolve issues and support a successful closing.

• Coordinate closing timelines and help ensure all parties are aligned to meet funding and closing deadlines.

• Review loan files for completeness and identify missing items, discrepancies, or issues requiring escalation.

• Maintain confidentiality and privacy of customer and employee information at all times.

• Support additional projects, audits, and operational tasks as assigned.

This role has been categorized as an Office position. “Office” employees regularly work at the Zillow India office for approximately 80 to 100 percent of their time each month. Employees must live within a reasonable commuting distance of the office. Zillow has not defined a reasonable distance, and expects employees will use judgment in determining this for themselves and understand the implications re: time commitment and cost of daily commute.In addition to a competitive base pay, employees in this role are eligible for incentive compensation subject to applicable laws and relevant Zillow policies. Actual amounts will vary depending on experience, performance and location.

Who you are

• Have 1–3 years of prior experience in mortgage loan closing, settlement, or a closely related mortgage operations function.

• Experienced working with multiple loan types, including Conventional, FHA, USDA, and VA.

• Familiar with Loan Origination Systems (LOS), with Encompass experience strongly preferred.

• Comfortable working in paperless mortgage file environments and navigating multiple systems and workflows.

• Detail-oriented, organized, and able to identify errors or inconsistencies before they impact closing.

• Strong written, verbal, and analytical communicator with the ability to work effectively across cross-functional teams.

• Able to manage multiple loans, priorities, and deadlines in a fast-paced production environment.

• Comfortable adapting to changing timelines and business needs while maintaining a high standard of quality.

• Strong problem solver with a customer-first mindset and a commitment to operational excellence.

• Proficient with Microsoft Office and other standard business tools.

Preferred Qualifications

• Experience preparing and reviewing Closing Disclosures, settlement documents, and final closing packages.

• Working knowledge of mortgage compliance requirements and document accuracy expectations across the closing process.

• Experience partnering with title companies, settlement agents, and loan officers to drive on-time closings.

• Familiarity with post-closing issue resolution, audit support, or funding-related documentation review.

• Experience supporting high-volume U.S. mortgage operations from an offshore or global delivery environment.

Working Arrangement

• Onsite: This role is based in Bangalore, and all work-related activities are expected to be completed in Bangalore.

• The role requires onsite work 4 days per week, with 1 remote working day per week.

• The shift is 9:00 AM – 5:00 PM PST.

• Success in this role requires strong attention to detail, sound judgment, and the ability to work effectively across teams and time zones.

• Overtime may be required based on business needs and closing volume.
