We're seeking someone to join our team as a Facilities Manager based at our European HQ, London, Canary Wharf. This role will work closely with the Morgan Stanley real estate strategy team, operations & project management team and key internal stakeholders. In this role in the of real estate operation Property Services team, you will report directly to the Regional Head of RE Operations. You will be required to maintain a close working partnership with all peer group managers, local senior and branch management as required and also maintain operational relationships with service partner core team.

This is a Director position within Property Services, which manages the daily operations of our facilities. Handle all engineering and maintenance services.

What you’ll do in the role:
• You will establish partnerships at all levels within the supplier, emphasizing: collaboration, clear expectations, common goals, trust and transparency
• You will ensure SLAs agreed with vendor partners are on track and partners are delivering per contracted KPIs
• You will oversee all engineering infrastructure, housekeeping and other property related services across the managed locations ensuring that Property Operations maintenance partners operate in an effective manner and in compliance with Morgan Stanley’s rules and guidelines, thereby minimising risk and protecting the Firm and its franchise.
• You will take the lead role in managing, supporting, and communicating critical incidents where business may be exposed to risk arising from downtime of critical systems.
• You will assist in the implementation of critical engineering system monitoring (smart building technology) as well as building emergency response, incident management and escalation procedures.
• You will participate in the Technology Change Management approval process as first line approver for responsible locations
• Work directly with Various Corporate & Enterprise Services and Technology real estate stakeholders like Host Services, Workplace Design and Planning, Property Management, Workplace Support Services, Multimedia, Enterprise Technology Services. Corporate Security & Investigations etc
• Track and report on vendor partner performance and compliance with Morgan Stanley standards and requirements.
• Assist with programmes to audit performance and undertake benchmarking comparisons, providing advice on the delivery of “best in class” services to the Firm.
• Proactively recommend design modifications and/or enhance maintenance regimes to eliminate system deficiencies and improve system reliability.
• Oversee project related work for equipment and fabric life cycle replacement.
• Assist in the development and management of the budget process for all offices’ expenditures within the defined areas of responsibility
• Partner with the Firm’s Technology group to ensure integration of their kit of parts with the workplace spaces
• Collaborate with and build relationships across functional departments and client business units alike to provide requisite information from the MS stakeholders to the consultants and ensure incorporation. Lead appropriate activities/ discussions to ensure close alignment and agreement on the design solutions

• Worked in output based service delivery focused vendor contract models
• At least 6 years' relevant experience would generally be expected to find the skills required for this role
• Experience in sustainability, health and safety initiatives
• Engagement with reputed professional associations like BIFM, RICS, IFMA, CII, NASSCOM, CoreNet Global etc
• You have a degree standard or higher in a Facilities Management, Engineering and/or Building Services discipline with 5 years plus experience. Should have worked within the Facilities Management industry with experience of both contracting and client-side roles
• Experience in managing large office campus with modern workspace features
• Proven track record for setting highest level of maintenance standards and providing the right environment and infrastructure support for operating best-in-class amenities like gymnasium, in-house kitchen, child care facilities, health care center etc.,
• Demonstrated ability to drive strategic agenda across large, global, geographically dispersed organization.
• Proven organizational skills, ability to prioritize in order to meet deadlines and provide high quality service to clients.
• A flexible approach with the ability to adapt to changing conditions and priorities and to work in a collaborative team environment.
• Distills complex information to the essential for client decision-making. Capable of participating in discussions with internal clients on design, construction and space use concepts
• Interpersonal skills with the ability to present to and communicate with demanding clients within the Business Units, managing expectations throughout the design, construction and delivery process.
• Excellent team work with ability work cross functionally and coordinate with a global team. Manage a local team of space planners and designers.
• Awareness of linkage between design, real estate planning & financial results, and with ability to tailor strategic direction to address financial challenges.
• Requires project management capabilities with experience in the end-to-end project execution process for major commercial interior design fit out projects.
• Decisive, independent leadership style that thinks critically and creatively
• Ability to prioritize multiple initiatives, appropriately balance strategic and execution activities, and perform effectively under pressure.
• Demonstrated ability to manage external partners and consultants
• Effectively collaborate with colleagues and staff at all levels of the organization
• Experience with similar scale and type of projects and clients is advantageous
