About the team
This is a key leadership role responsible for supervising the day-to-day operations of our Title function, specifically overseeing our India-based title team. You will focus on team productivity, workflow execution, and maintaining the integration between offshore work and US stakeholders. Reporting to a Title Senior Manager or Operations Director, you will implement established strategies, refine existing processes, and use performance data to ensure the team meets speed and quality targets.Zillow Group is a strategic, mission-driven organization focused on delivering exceptional experiences and measurable outcomes. About the role
You Will Get To:
Directly supervise and develop a team of Title Review Specialists and Coordinators, providing daily guidance and performance coaching.
Oversee daily workflow including order management, title review, and curative coordination to ensure hand-offs to processing and closing are seamless.
Maintain and update SOPs for title ordering and review, ensuring the team follows documented processes consistently across shifts.
Monitor operational metrics such as cycle times, defect rates, and SLA adherence, taking immediate action when performance drifts from targets.
Coordinate with cross-functional partners in Mortgage Operations and Compliance to resolve daily escalations and ensure title work meets regulatory standards.
Assist in vendor relations by monitoring the performance of external title partners and escalating service issues as needed.
Execute quality control checks to ensure title commitments and curative actions meet internal standards and state requirements.
Facilitate onboarding and training for new hires, ensuring they are proficient in ZHL’s specific playbooks and tools.
Who you are
Experienced Leader: 3–5 years in mortgage operations or title/settlement, with at least 1–2 years of experience in a supervisory or team lead capacity.
Subject Matter Competency: Strong understanding of title products, curative work, and how title defects impact the mortgage timeline from application to funding.
Data-Informed: Ability to use reports and dashboards to track team productivity and identify areas for process improvement.
Effective Coach: Skilled at running 1:1s, delivering feedback, and helping team members meet their professional goals.
Adaptable: Comfortable working with remote/offshore teams across different time zones and maintaining clear communication lines.
Organized: Able to manage high volumes of tasks and prioritize effectively in a fast-paced environment.
Tech-Savvy: Familiar with Loan Origination Systems (LOS) and title platforms; able to troubleshoot basic system issues for the team.
Working Arrangement: Onsite- This role is based in Bangalore, and all work related activities are expected to be completed in Bangalore. The role requires onsite work 4 days per week, with 1 remote working day per week. The shift is 9:00 AM - 5:00PM PST.
Preferred Qualifications
Experience working with offshore or shared service centers.
Familiarity with centralized title platforms or third-party vendor portals.
Knowledge of standard US mortgage compliance (TRID, RESPA) as it relates to title.
