Job Description

Job Purpose

This role is responsible for the management of assets in Australia to deliver outstanding investment returns within the investment objectives and parameters established. The candidate will be responsible for managing local relationships and property management teams and will focus on strategically adding value to specific assigned properties.

This role will be involved in the preparation of asset business plans, property and fund reporting and financial analysis of property related returns. This role will work closely with other Asset Managers across a variety of real estate asset classes including office, industrial, retail, student accommodation, alternates and credit.

Key Responsibilities

  • Asset performance of assigned assets by targeting income and capital growth through leasing, valuation, development or sales process, in line with agreed strategic objectives.
  • Responsible for managing relationships with investment partners and advisors (financial, legal, insurance, real estate consultants etc).
  • Direct asset management activities to best achieve the return objectives.
  • Assume responsibility for managing debt financing, including reporting to the financiers on a regular basis and refinancing loans when the debt matures or opportunity to improve pricing.
  • Develop Annual Business Plans for strategic direction of assets and prepare property operating and capital budgets and leasing plans.
  • Identify, propose and implement asset enhancement works including major renovations and repositioning.
  • Management of the property managers/partners and plan/supervise marketing and promotional activities.
  • Update the investment model, all historic and future cash flows on a quarterly basis to track forecast investment performance.
  • Preparation of coherent and accurate hold/sell analysis providing reliable accurate forecast investment returns on which key decisions can be made.
  • Review models in connection with asset strategy and budgets and highlight any shortfall issues or proposed changes in action plan.
  • Carry out lease analysis for internal approval.
  • Prepare/present materials to internal stakeholders and external clients.
  • Monitor ongoing financial performance of investments.
  • Liaise with a variety of external consultants and property managers as required.
  • Assist in the management and review of leasing programs and capex project implementation.
  • Review, analyse and comment on investment recommendations made by other members of the team.
  • Update and distribute monthly and quarterly asset performance reporting at property level
  • Other duties and projects as assigned by Senior Asset Managers or Senior Leadership Team.

Work Experience/ Knowledge/ Competencies

  • Relevant experience in real estate industry, minimum 3-5 years. Ideally as property manager, valuer or analyst.
  • Proven advanced skills in financial modelling and property valuation using Excel and specialist real estate software applications like Argus Enterprise, Forbury or Yardi.
  • Ability to develop bespoke financial models from scratch would be an advantage.
  • Experience in some of the following: valuation, investment analysis, presentation preparation, research, underwriting and co-ordination of due-diligence.
  • Superior quantitative analytical and numerical ability.
  • Excellent problem-solving ability.
  • Strong interpersonal and communication skills (verbal and written).
