POSITION SUMMARY
Salesforce Real Estate and Workplace Services (REWS) Japan and Korea are part of the JAPAC region. REWS Korea is under the jurisdiction of REWS Japan. REWS Korea has multi functions with Facility Management, Operations and Events Management. The Manager, Workplace Services (WS) is a key member of REWS Korea. Under the direction of the Director, REWS Japan & Korea, the Manager will provide guidance and leadership on all real estate operation services in the Korea region. The Salesforce REWS teams are assembled using a combination of local market skills and expertise, combined with Salesforce international global standards methods.
The Manager will lead and coordinate sophisticated real estate operations. This role will meet regularly with internal business collaborators and will work closely with the REWS Japan team.
The successful candidate will have excellent communication skills and be able to work collaboratively with business representatives, other Salesforce internal partners such as IT, Security, Branding, Marketing and Sourcing along with various other departments within the Real Estate organization. A good awareness of projects and events operation is critical, the candidate should be able to demonstrate working with multiple players in a large corporate environment with a good knowledge of the various stages. Provides leadership for regional operation function by handling, coordinating, and developing staff of Salesforce and third party programs. Operates with significant independence and minimal direction as one of the principal REWS representatives. Good organization is key, and the successful candidate should also show a passion for creating an innovative work environment in a high growth company.
RESPONSIBILITIES
Runs and operates a 3,500 sq m+ campus physically in the Workplace Services business in Seoul. Operate with significant independence and minimal direction.
Leads Workplace Services programs of Facility Management, MEP, Design Standards implementation, HSE, and Refreshment.
Leads Salesforce events held in the office including accommodation management at the customer facing meeting area to ensure our business conferences and training to be held successfully.
Ensures annual operations are run within budgets and schedules while meeting multiple internal business unit objectives. Responsible for overall program effectiveness, cost, and return on investment.
Leads a team of professionals in the development of solutions to sophisticated, industry specific problems.
Leads and handles third-parties’ management strategies and operation programs.
Works in coordination with and ensures that team members work harmoniously with the appropriate internal partners in Purchasing, Security, Health and Safety, IT, Legal, HR, Finance, Brand Marketing and Corporate Communications.
Handles the landlord and the building manager's relationship and communications.
Develops strategic and effective office use
Understands the dynamics and uniqueness of the Salesforce events held in the office, and leads the HVAC, janitorial, furniture layout changes relating fire code, and coordination with building management etc. as a responsibility of Workplace Services business.
EXPERIENCE & REQUIRED SKILLS
Multilingual - Fluent in both Korean and English
Experience owning an international environmental site(s), 7+ years Real Estate and Facilities experience, 5+ years supervisory experience, Industry Certification.
Understanding of the entire corporate real estate function from strategy and planning to information management is required.
Must have a proven track record to handle complexity and must be organizationally/politically astute. Proven record to form relationships and empower teams of people.
Excellent problem-solving skills with ability to creatively negotiate requirements
Results-oriented, customer driven, organized with attention to detail and strong communication skills that are effective at all levels of a multinational organization
Ability to assess and prioritize workload in a deadline oriented environment
Proficiency in running budgets, financial planning, tracking, analysis and reporting
Ability to adopt change and remain agile while motivating a diverse team
Must be computer literate in the use of typical Tech industry software packages (e.g. Google Workplace, Slack and other Salesforce platforms etc.)
Proficiency in real estate financial analysis is required
Exceptional time management, communication, organizational skills and professionalism required for executive-level meetings
Ability to work outside of normal business hours and weeknights
This is an in office position and considered working onsite, crucial

Excellent written and verbal communication with strong presentation skills
Excellent customer service and analytical skills are vital as is a personality that pays attention to details.
Understanding of events and hospitality vision, operations, and integrated event marketing
Proven track record to influence senior leadership
Exceptional program, project, and time management skills
Experience with office implementation projects
Understanding of organizational change
Ability to read and understand architectural drawings
Must exhibit initiative and a strong desire to achieve results
Highly organized, detail focused, results-driven, ability to handle stress and last-minute, urgent requests
Ability to assess and prioritize workload in a strict deadline-oriented environment
